Welcome to The Homeowners Friend.com, the new on-line division of A-Select Services. A-Select Services, established in 1979, has been working with homeowners, like you, in the remodeling and renovation field for the past 40 plus years. Our services have included everything from building homes, additions, interior/exterior repairs, metal buildings, commercial, sun rooms, roofing, siding and more. .

 We are now expanding into a full service consulting service to help you – the homeowner – get a better understanding "before" you file or finalize a property claim -- or – just advise you on various entities when working with a roofing/construction project at your home "before" you sign a contract.

 I,, W. S. (Butch) Bragg, am State licensed and trained property claims manager/adjuster for a major catastrophe company(s) with over 16 years in the insurance industry. This has been directly related to working with property claims on both residential and commercial losses.  As an "insider", I have come to realize the importance and need for someone to be a voice for the homeowner, insurance company or even the contractor during those confusing times when considering a large home improvement, minor repair or just the basic understanding of the workings of an insurance claim. This is why the -- The Homeowners Friend.com, was created.

My industry experience qualifies and enables me to help you. I am widely familiar with a vast number of construction products and their proper installation   I have the knowledge; I know the facts, the industry standards, etc. to make sure that you, the consumer, get the most out of your construction/insurance dollar(s). Besides an extensive background in the building industry, I have been a senior catastrophe storm site manager for most of the last ten years, managing hail, wind, tornado, hurricane, ice, water and other  types of catastrophic weather events. HOMEOWNER SERVICES

Home Improvement Consultation

Providing consultation for homeowners wanting information or assistance when they are in the market for purchasing various home improvements and or repairs.

●This may include anything from a specific item on site to a full inspection of the home and or specific areas that the homeowner wants to address.

●In some cases, a sample of siding, carpet, roofing or other products may need to be sent too a product research company to verify availability of a particular type, brand or style to see whether a repair or complete replacement is required.

●Generally speaking, there would be a written estimate of the scope of the repairs/remodeling being considered.  This would be accomplished by using a nationally recognized estimating program and would be a set up in a complete line item breakdown format.  Some pricing in these estimates may need to be adjusted. This would be related to certain items in the national data base that I/we my have found to not be consistent with local pricing or not in data base at all.

Estimates involving roofing would also have a drawing attached if requested. In regards to roofing – samples may also be brought to the homeowner for review and consultation.

Insurance Claims Assistance

Insurance Services – We will be proactive in determining when it is appropriate to file a claim. When you ask your agent about filing a claim you are really putting him/her in a real bad position – if they say yes and it is under your deductible – it could still increase your premiums even though you did not get paid – you will probably not be happy about that and it's not really their fault. If they tell you not to file a claim there is an "ethics" issue as it appears that they are discouraging you so they do not have to pay out any money when in fact, that is rarely, if ever, the case. By using us to verify the "estimated" amount of damage related to your policy coverage – you will have more information to use to make an "educated" decision.

By doing an estimate using one of the National Data base estimating programs we can help you determine if filing claim is the best thing for you. This is accomplished by looking at the cost of the repair verses your deductible and possible discounts that may be affected by filing a claim. Also, there could be possible additional annual premium surcharges for frequency of claims applied. Many insurance companies already have this in effect. Today, this is a real consideration when submitting an insurance claim.  

This estimate will be of "double" value to you – if your choice is not to file a claim – you have an estimate – line item and pricing of the damage to be repaired -- to compare against the bids you get from contractors. This documentation of your loss could also be used for a possible tax(s) reduction – property tax as well as Income tax.

Another area of great benefit regarding insurance is -- we can represent you, if you request, as a consultant not a Public Adjuster – the difference is the cost to you and you would still maintain control of the decisions to be made in regards to your claim.  Having someone that speaks the language is always good for both parties – you and the insurance company. I am not and have no immediate plans to become a Public Adjuster.

We can also represent you directly – or represent you on behalf of your contractor in an appraisal or umpire situation with your insurance Company. This could also be an option should you chose to hire a Public Adjuster or Legal council to handle your claim, this is an option you really need to be advised on before entering into a contract with one of the above.

Home Buyer/Seller Documentation

Realtor Services -- Providing documentation to a homeowner/seller, or a home buyer, who is trying to sell/buy a house and needs to know how much one or possibly several needed repairs should cost. This would allow both the seller and the buyer a middle ground to negotiate price without bias for one or the other side when offering a "as is" sell. Getting a "Home Inspection" just identifies the problems – not the cost to repair them. Since Thehomeownersfriend.com is a part of A-Select Services there is also the added benefit if desired, of having A-Select Services available do the actual repairs or updates if the repairs/updates are services offered by A-Select Services. Should the repairs/updates not be a part of the services offered by A-Select Services we have a vast network where, in most cases, we can give the homeowner referrals to get the work done. Also, an additional benefit to the homeowner is that if A-Select actually contracts with the homeowner to do the repairs the cost of the inspection will be taken off the repair cost. In addition to the above – W, S. (Butch) Bragg is also a State Licensed Property Claims adjuster and works claims locally involving homes that have been foreclosed on and require someone to write an estimate documenting what is vandalism and what is wear and tear. This service can be extremely valuable when there is a discrepancy on resolving a dispute over the above.

Also, as a seller, the estimate could set the price with documentation for an "as is" sell.

Property Tax Dispute Assistance

Property Tax Dispute – An estimate of the problem areas of your home, prepared on a "Nationally recognized Data base," could be all that is required to prove the actual value of your home, either way, you will need some documentation for your "dispute of value" should you decide to do an appeal. Tax appraisers generally do not look at items that may reflect a reduction to the value of your property – especially the roof or interior. Note: This does not mean you will get an automatic reduction but it will help prove up your appeal. Some of the items affecting your appeal may require us to bring in certain experts to provide an actual repair cost – an example of this would be a home foundation repair. Generally speaking, the long term gain is more than worth the cost of the consultation.

Home Equity/Loan Documentation

Home Improvement and Home Equity Loans – a written estimate will give you a basis for the cost of the repairs desired and allow you to determine how much you need outside of the repairs for whatever. A written estimate is always good when going to apply for one of these types of loans.

COMMERCIAL SERVICES

Insurance Related

  1. Estimating losses in order to determine an insured's loss against their deductible to determine if filing a claim is in their best interest.  In some, if not most cases, the estimate provided could be used by the insurance company to pay the claim should it be determined that a claim is needed. No coverage commitments would be made to the insured.  Agent would refer us to insured and we would bill the insured direct – insurance company could choose to refund the payment as a "claim expense" if the claim was paid from the estimate supplied. 

  2. Risk reviews .

  3. Risk Evaluations using an accepted program such as Xactimate or MS Integra .

  4. Re-inspections as a third party – for either the insured or the insurance company.

  5. Verifying work as been completed by insured's when a claim has been paid out.

  6. Writing (property claim) damage estimates for the agent or insurance company.

  7. Appraisal or Umpire Services on disputed claims

  1.   1. Writing estimates and doing take-offs of possible construction projects.
  2. Writing insurance based estimates. Working with claims adjusters to settle claim discrepancies in the scopes between the contractor and the adjuster.
  3. Writing estimates as a licensed adjuster to submit to insurance companies for those contractors certified as an "approved vendor" by various insurance companies.
  4. Appraisal or Umpire Services on disputed claims
  5. Roof drawings and material confirmation

FUTURE SERVICES

Our goal is to be able to not only give the homeowner a base of knowledge to purchase home improvements but to actually manage the quality control of the project before, during and after the project. This may include verifying the product to be used as the one purchased, visiting while the installation is in progress, placing an inspector on site during the project and/or doing a final inspection for the homeowner when the client has used their own contractor(s).

At some point in time we "MAY" also become licensed Public Adjusters to assist the homeowner when we feel it is necessary to achieve the best possible settlement for the homeowner.
